3. When you pay us a deposit you enter into a contract with us, this contract is complete on the day you depart.
4. Deposits and other monies lodged with us before your arrival are returnable provided you cancel your booking at least 2 weeks before your planned arrival date.
5. Your booking is not confirmed until we receive your deposit, we are at liberty to take another booking if we do not receive your deposit.
6. For our part we will provide you with accommodation as detailed on our web site, and any other facilities that we may offer.
7. We are not responsible for non provision of any accommodation, service or facility due to circumstances beyond our control.
8. We reserve the right to refuse admission at any time
9. Where admission is refused or where we have to cancel your booking on arrival, we are liable only for the return of any deposit or other monies lodged with us.
10. Your valuables are your property, we are not liable for any loss or damage to your property.
11. We are not responsible for an accidental physical injury to you during your stay.

13. Some photographs on the site do not belong to us. If you feel we have infringed your copyright, then you should tell us.
